Literally just days after I wrote a post about the high cost of replacing an A/C unit I got an email from my property management company that my tenants opened a service request to fix the air conditioner unit.
I was extremely worried I would have to shell out $6000 or more to replace the unit. The unit is probably 10 years old and right at that point it needs to be replaced. Ultimately I only got charged about $450 for the service call but that’s all part of doing business and keeping reserves.
I’m in the process of updating the maintenance schedules on all the properties now to try to be a bit more proactive than reactive to keep maintenance costs down.
The only thing left to do now is a musical tribute to this situation…..
